Six stages, in this order, every time

You always know which stage you are in, what it costs and what comes next.

  1. Stage 1

    Brief

    We sit with you, walk the site and write down what the building has to do.

  2. Stage 2

    Design proposal

    Concepts, scope and a fee schedule on a single sheet you can read in one sitting. Design work is mobilised with 70% of the design fee, it covers our whole design team, not just the architect.

  3. Stage 3

    Approval

    You approve, or you ask for changes. We revise until the design matches the brief.

  4. Stage 4

    Mobilisation: 30% to start construction

    Once your design is approved and you are ready to build, a 30% mobilisation payment under a formal agreement secures your team and materials.

  5. Stage 5

    Construction

    We build, and we post photographs and a note from site so you can see the week's work.

  6. Stage 6

    Handover

    Keys, drawings, accounts and maintenance notes, assembled into one pack.

Our construction week runs Monday to Saturday; you receive your update when the week actually ends.

Questions we are asked

How are fees structured?
In two parts. The design fee is 70% upfront: design carries the risk, and that payment mobilises our whole design consortium, architect, structural engineer and allied professionals. Construction is mobilised separately with 30% under a formal agreement; the rest follows the milestones.
Why is construction mobilisation 30%?
Thirty per cent buys the first tranche of materials at today's price and pays the team that opens the site. It is stated in the agreement before you sign anything.
Do you handle approvals?
Yes. Statutory approvals and documentation are part of our consultancy and design service.
Can I build in stages?
Yes. We design the whole building and can phase the construction to your budget.
Can I use my own structural engineer?
Yes, we work happily alongside professionals you already trust.
How do I follow the work from abroad?
Your Studio shows the building section, the week's photographs and every payment. We also send a Saturday summary on WhatsApp, when the construction week ends.
